Reactive Maintenance and Proactive Maintenance arrangements:
Under a standard maintenance package we can provide Reactive Maintenance (RM) to deal with any refurb or replacement requirements.
This is support for a traditional “Run till it breaks” building management system with the additional benefit of an on call team to deal with the aftermath of an unforeseen event, such as smoke damage or flooding – from clean up to repaint, from lamps and switches to vandalised doors and walls.
RM has a lower start up cost than Proactive Maintenance (PM), but over time it tends to have higher total costs, due to system downtime, shortened equipment service lives, and increased labour costs due to unplanned outages.
With planned Proactive Maintenance (PM) we can schedule actions to service, refurb or replace within the lifetime of consumables, equipment and infrastructure.
The advantage of this approach to facilities management support, is less down time for the building dealing with things already broken – and a reduction in overhead, as active consumables and equipment can lose efficiencies towards the end of life. A PM plan can keep almost everything performing at optimum levels.
